In Gurugram, its common to see multi-storey homes being built on residential plots. Many families either build extra floors for rental income or sell them as independent builder floors. But not all floors are legal, and whether or not they can be registered depends on the size of the plot and the type of colony.

Lets break it down in simple terms.

Building Floors in Regular Plotted Colonies

In regular plotted colonies like South City, Sushant Lok, or DLF phases, the Haryana building rules allow you to build up to four floors along with a stilt (parking) area. However, to do this legally, your plot needs to be at least 180 square yards (which is around 150 square meters). The road in front of your plot must also be wide enough usually at least 9 meters.

If these conditions are met, all four floors can be legally built and sold as separate units. These floors are also eligible for individual property registration and bank loans. This is why many builders construct four floors and sell each one separately, often as luxury or semi-luxury apartments.

Floor Rules in DDJAY Plotted Colonies

Under the Deen Dayal Jan Awas Yojana (DDJAY), the Haryana government allows affordable plotted housing. These plots are generally smaller, ranging from 60 to 180 square yards. In these colonies too, you are allowed to build up to four floors, including a stilt area.

The key difference is in the registry. If your DDJAY plot is 180 square yards or more, all four floors can be registered individually. But for smaller plots say 60 or 120 square yards the registration rules may vary depending on the project and approvals. In some DDJAY colonies, floors on smaller plots may not yet be allowed for individual registration, though construction may be permitted.

Risks of Extra or Unapproved Floors

If you build more than what the rules allow or do not follow the approved building plan, the extra construction is considered illegal. In such cases, the authorities like HSVP or GMDA may issue notices, and theres always a risk of sealing, fines, or demolition.

Also, illegal floors cannot be registered, and banks wont provide loans against them. So while the construction might seem common, it does not mean that it is risk-free.

Registry and What It Means

Registration is one of the biggest concerns for homebuyers and builders. In Gurugram, registration of individual floors is only permitted if the plot meets the minimum size requirement. For most colonies, that minimum is 180 square yards. Builders often prefer these larger plots because they can sell each floor separately with full legal rights.

For smaller plots especially in DDJAY colonies registration depends on whether the project has obtained the right approvals. This is why some people buy homes under Builder Buyer Agreements but may have to wait for official registries later.
